Commercial Development

Future Development

The Buckeye Area Development Corporation and New Village Corporation/Neighborhood Progress, Inc. are redeveloping the former St. Luke’s health center campus into a $70 million, 28-acre development that will include 85 new single-family homes and townhouses.  The development will include the new state-of-the-art Harvey Rice K-8 school, and will have its own branch of the Cleveland Public Library.  The most successful CitiRama ever, showcase of custom-built homes, is also featured here.  Plans call for the original hospital building to be converted into 200,000 square feet of mixed-use commercial and residential space, including housing for the elderly.  On model blocks adjacent to St. Luke’s, the development corporation is helping homeowners fix up their properties.

Two blocks away in the Buckeye Arts & Cultural District, the corporation is renovating the historic Moreland Theater into a banquet and concert hall.  Nearby will be Artisan Square, nine live/work townhouses with ground-floor retail space connected to modern living quarters upstairs, complete with rooftop terraces and panoramic views of the city. These developments aid in establishing a cultural arts and entertainment mecca that fosters a non-traditional live/work environment

Projects

Ameritrust Building
The former Bank Building located at East 116th Street and Buckeye Road is a 2-story 8,000 square foot structure that has been comprehensively renovated by the BADC. The former second floor apartments have been converted into office space. Two social service agencies occupy the entire second floor. The first floor houses two retain tenants and a Juvenile Diversion Program. Total project cost was just under $900,000.00, and subsidies for the project equaled almost $550,000. Amenities included an elevator, new parking lot, security cameras, buzzer entry system, new interior build out and below market rental rate.

Weizer Building
The Weizer Building is a beautiful three-story 20,300 square foot structure that was built in 1927. It has beautiful terra-cotta cladding with 8’ high display windows. The building used to house a bank, professional offices, retail, and apartments. While many unsuccessful attempts were made in the past to renovate the building, it was successfully renovated by the BADC in 2003 and is now on the National Register of Historic Places.

Beech Brook, a social service agency, signed a 10-year lease to occupy the 20,300 square foot building. Seventy workers relocated into the Weizer Building, and an additional twenty-five jobs will be created over a period of five years.

The Weizer Building with its architectural significance is the largest building on Buckeye Road. The successful completion of the project provided an impetus for other such investments to take place.
